Hopedene- Newport, Rhode Island

Majestically presiding over Cliff Walk, a three-mile scenic path along the coast, and the Atlantic Ocean itself, Hopedene is an estate of unmatched refinement and comfort. Built in 1899 and described as Peabody and Stearns’s most monumental Colonial Revival–style residence, this exceptional compound has been brilliantly renovated, marrying historic gentility with the present-day amenities required for exceptional 21 Century living.

Approached via a private lane to gilt and wrought iron gates, Hopedene’s six manicured oceanfront acres surround a commanding Georgian Revival style main house, expansive balustrade bordered terraces, an impressive carriage house with guest quarters, an ocean facing pool and spa, tennis court, gated service entrance, and an FAA approved heliport.

A marble vestibule with a mosaic floor and coffered barrel-vaulted ceiling introduces the grand Italian Renaissance style center hall with ornate wrought iron and gilt stairway open to the second level above. This opulent entry grants access to all principal rooms of the first and second levels.

The library’s handsome walls are accented by canvas and plaster reliefs with gilt accents. To the west of the center hall is the semi circular Ogden Codman designed ballroom, presently used as a dining room. A charming ante room with fireplace and lovely floral painted panel insets gives way to two elegant salons and the stunning glass enclosed sun room with terra cotta flooring. From this enviable vantage point, which opens to a large bluestone terrace, breathtaking views of rolling lawn contrast magnificently with the vast expanse of sea.

The extravagant butler hall with black and white marble floor, easily accessed from the entry hall, kitchen, parlor, breakfast room, and carriage house, functions capably and beautifully in support of all entertaining functions. A large sunny kitchen, cook and butler’s pantries, a flower room, an intimate breakfast parlor, a kitchen library, and a mud room masterfully complete the first level.

The impressive interiors continue on the second level, home to five luxurious en suite bedrooms, four of which have marble fireplaces, two children’s bedrooms, and one additional bath. A large linen closet with original built ins amply houses bedding and bath accoutrements. The light filled third level houses a private guest suite with sitting room and full bath, two children’s bedrooms with an additional bath, and an exercise suite.

A perfect venue for casual entertaining, the distinctive carriage house includes a posh game room with a bar and abundant space for billiards, ping pong, and socializing, a full bath, a nautical library, French doors opening to bluestone terraces and the pool, and a heated garage. Its second level provides gracious accommodations for guests with one en suite bedroom, a full kitchen and laundry, four additional bedrooms, and two baths.

Hopedene is fittingly supported with state-of-the-art systems including air conditioning, an elevator, a large basement laundry room, electric gates at both main and service driveways, and on demand generator service to both residences.

Newport, Rhode Island, just 90 minutes from Logan International Airport in Boston, 30 minutes from Quonset Airport, and 3 hours from Manhattan, is home to numerous cultural and sporting attractions including world renowned jazz, folk, and classical music festivals, the Newport International Film Festival, the Tennis Hall of Fame, golf, yachting, and polo.

Design Tips – Painted Floors

NNeed a quick and relatively easy way to spruce up your new space? Go for painted floors. If you need to disguise a less than beautiful wood floor this is a great trick and you get a lot of bang for your buck. Instead of a runner try a painted floor with a border to make the space special. A light colored painted floor reflects more light and will brighten up the space. I have painted floors in bathrooms, living rooms, bedrooms, home offices, kitchens, hallways, and basements. Check out the examples below and get inspired.

Jeffrey Bilhuber uses an oversized pattern in soft colors to add interest. Nail heads galore, lacquered orange walls…. amazing.

Sara Story follows suit with the contrast of the plummy ceiling for some oomph!

This traditional pattern makes for a warm and interesting entrance.

The aqua floor with large white medallions is the revers of what is on the walls.

I love everything about this image. The glazed blue walls, tortoise shell/ tigers eye detail on the door frame, and the large orange painted medallions. Jeffrey Bilhuber is a master.

Great color and pattern- this painted floor looks like beautiful tiles.

Mary McDonald uses a graphic zig zag pattern in soft blue and white to create a playful floor in a bathroom.

One of my all time favorites for a small kitchen floor- Carrera marble countertops, soft grey brown high gloss cabinets and antiqued mirror backsplash.

Old farmhouse floor boards showing through with a more rustic looking medallion pattern.

Happy Nancy Lancaster yellow floors with a pretty white medallion pattern.

Miles Redd ( another master of the painted floor) goes for high drama in his kitchen.

The above two images are from a recently completed beach house. We wanted a guest bedroom in the basement to feel light and airy. We painted the floor a glossy white and got our inspiration for the sweet border from the beach roses that can be seen from the bedroom window. The border was painted by our fabulous decorative painter, Topher Rollinson.

Elle Decor March 2010 favorites

What’s Hot: D. Porthault has introduced a new pattern and I love it! My grandmother had D. Porthault linens all over her Rhode Island summer home and i have loved them since I was a little girl. They can be fresh and modern depending on the rest of the room. The patterns below are from the Delices Indiens collection. Both patterns are from archived 1970s designs with a palette inspired by the colors and spices of India.

“Team Players” – by Nate Berkus and Anne Coyle. I love the library. The clustered art work creates a cozy vibe in the library. Dark blue (Farrow and Ball’s Off Black) glossy paint always sets art off nicely. This room does it for me- comfortable and elegant. Ticking stripe on the settee, a simple tufted arm chair on wheels, the brass tables, lamp, and ceiling fixture, ikat throw pillow, all resting on a sisal rug. Perfection. The huge arrangements of peonies is also stunning. Great propping!

“Classic Training” New York City Apartment. The family room carpet is beautiful. Made by Shyam Ahuja, you can customize the colors. The bold graphic pattern is so sharp and clean with an element of fun. I go long on fun and am all for this carpet! Perfect for a new client of mine. The 19th century Russian chandelier, chocolate brown glazed Christopher Spitzmiller lamps, and Warhol make this a warm and inviting room.

Treillage- finds at 75th Street

As I said in an earlier post, Treillage is one of my favorite stores. The space itself is beautiful- with two massive green painted doors that welcome you into the store. John Rosselli and Bunny Williams own it ( Bee Line home, John Rosselli antiques) and with their eyes searching for each piece you know you will find a special piece. Bunny Williams book “An Affair with a House” was one of the first design books I purchased. It chronicles her romance with her country home. Like the store, her country home is filled with beautiful possessions but the overall feeling is one of comfort. The store carries both antique and new pieces, indoor and outdoor furniture, lighting, and garden-wares.

These versatile features make seasonal upholstery changes simple. Available in painted antique white or medium stained walnut finish. You can’t judge a book….but you can judge a house!

We have been taught not to judge a book by its cover… (“I Married Adventure” by Ola Johnson is an example to that rule) but buyers know within 8 seconds if they are interested in a house by it’s exterior. I am surrounded by beautiful town houses in the west village and I fantasize about the interiors of all of them. When I spy a particularly dashing door, large potted boxwoods, or bursting flower boxes I am sent into overdrive. If they are focusing on the details of the exterior just imagine what the interior must look like!! Let your imaginations run wild with all the beautiful images below. These are my favorite doors of the West Village.

Wooden Doors: There is something so warm and homey about these distressed wooden doors. Without a fresh coat of paint to hide their history their beautiful flaws are on display. The stain is worn where hands have pushed and pulled over the years.

Simple federal style details

Federal style details

Greek Revival style ionic columns flank the door

This is an example of the carved floral detail that is found on several doors in the west village.

The above two images are of new wooden doors with the carved floral details. Give them a hundred years and they will look just like the door above.

Painted Doors: A fresh coat of red or blue high gloss paint on the front door gives your visitor an unexpected treat.

The above lacquered red doors sing out on a cloudy day. It is a burst of happiness with shiny brass kick plates. Like a solider’s coat with brass buttons and black shoes.

Greek Revival style Ionic columns flank the door. The soft french blue door and red brick keep the overall feeling Federal.

This home exemplifies the transition between the Federal style ( windows) and the Greek Revival style (Ionic columns flank the door). The black painted door looks sharpe against the red brick.

Stylish greek revival details. I love the carved scallop detail above the door- very unique.

Styled to The Nines:

Late Grrek Revival style with disengaged Doric columns

Glossy black doors, glossy black planters, and spiral topiaries give this house a very sophisticated air.

Window Boxes:

I love the soft limestone color of this house with the black iron grills, windows, and flower boxes. The green boxwoods and ivy, and the red poinsettias really stand out. Just as sharp as the below look from Christian Dior Spring- Summer 2010

The soft wooden color of the flower boxes works well with the faded red brick. these cabbages are huge!
